Project Background
The Hotel at UMCP is College Park’s first 4-Star hotel, located across from the main entrance to the University of Maryland College Park along the Route 1 corridor in Prince George’s County.
The over 15-year effort to transform the corridor is now seeing results, creating a positive overall economic impact. The development has generated hundreds of jobs—from construction to ongoing operations—while increasing economic activity and raising real estate values across this part of Prince George’s County.
David Hillman, Chief Executive for Southern Management Corp. (“SMC”), recognized the need for this development and made one of the largest private investments in College Park’s history through this project. In addition to the financial investment, SMC elected to serve as their own Construction Manager.
After several weeks of meetings and conference calls, SMC selected DGS Construction, LLC (Schuster Concrete Construction) as the concrete subcontractor responsible for the concrete construction work.
Parking Structure and Ballroom Tower (Tower 1)
The building includes an above-ground parking structure with approximately 900 parking spaces. Above the parking garage sits 43,000 square feet of ballroom and meeting space, referred to during construction as Tower 1.
The radius ramps to the parking garage were atypical and complex. To support coordination and construction planning, DGS provided SMC with a 3-D model prepared by their structural engineer.
Key structural considerations included:
- Numerous pour breaks required for ramp construction
- High deck framing using 550s and extensions
- Framing challenges due to the ramp slope
- Flat framing to the bottom of ramp with added padding in shallower beams
- Additional rebar and concrete used to extend the beam at the slab deck to the top of the ramp
- Post-tension coordination where the ramp met the slab deck
